Silverado Trails market report - 4th quarter, 2007

Home sales activity in Silverado Trails, a neighborhood in the master planned community of Silverado Ranch in Las Vegas, NV rebounded nicely in the 4th quarter of 2007. Seven homes closed, compared to only two in the 3rd quarter. This brought the total for 2007 to 19 homes sold, down 17% from 23 sales in 2006.

The current resale inventory is 18 homes, plus 2 with accepted offers. While this still slightly favors buyers, this neighborhood is moving toward a balanced market. Homes in Silverado Trails are convenient to the south Las Vegas Strip, Anthem, Green Valley Ranch and the I-215 Beltway.

Roberta - We're seeing more contact activity from buyers and sellers, but that hasn't translated to closed sales yet. Our current inventory of more than 23,600 homes is just about where we started the year. I think that needs to be less than 15,000 to bring the overall market back into balance. There are a few neighborhoods doing well, but many more continue to struggle.
