Investors and first-time homebuyers are attracted by very low list prices, but that also creates intense competition. Several neighborhoods have bank owned homes priced at pre-2000 levels. If you're looking at Henderson REOs, be prepared to write offers on multiple properties and/or above list price.

Social Networking For Dogs

In honor of today being "Take Your Dog to Work Day", my Sheltie wanted to get the word out about Dogbook -- a Facebook application for dogs. Here is a screenshot of Sundance's profile:

Dogbook has over 500,000 active users who Sundance can share info with about favorite parks, favorite treats, and other aspects of a dog's life. I just wish that someone would invent a paw-friendly keyboard. Some of Sundance's posts need a lot of editing. Now that this one's finished, we're headed to the park!

Henderson Nevada Bank Owned Homes: Inventory Update, 06-20-09

Looking at the inventory levels of Henderson Nevada bank owned homes over the last few weeks it would be very easy to conclude that our market has stabilized. And we have ... but it is a very fragile stabilitiy, and my personal opinion is that we'll still see REOs play a big role in the Henderson market for at least 12-18 months. We keep hearing phrases like "shadow inventory" and "second wave", and neither of these are positive indicators.

Henderson Nevada Bank Owned Homes: Price Points

Both first-time buyers and investors are attracted to Henderson Nevada bank owned homes by their low prices. But just how much value do these homes offer? The median selling price for all Henderson Nevada homes in May was $200,000. Six out of ten Henderson REOs are priced at or below that level. Here's the current inventory:

If you're ready to enter the Henderson bank owned home market, be prepared to compete. Inventory is at its lowest point in the last 12 months. You should also be ready to repaint, replace flooring, buy appliances, and do minor repairs, as very few of these homes are move-in ready. Still, for those who have a solid plan, ample resources, and a great agent, there are some terrific values.

Henderson Nevada Bank Owned Homes: Inventory Update, 06-13-09

Inventory levels of Henderson Nevada bank owned homes showed just a very slight decline since last week. Low list prices have attracted investors and first-time homebuyers, creating intense competition and enabling us to keep up with new inventory released by banks. If you're looking at Henderson REOs, be prepared to write offers on multiple properties and/or above list price. Here's the current inventory for Henderson homes:

Several neighborhoods have bank owned homes priced at pre-2000 levels. Today's Henderson real estate market offers great value for first-time buyers, vacation and second home buyers, regular buyers, and investors. However, with prices being so affordable, specific homes are only on the market for a short time -- so you need to act quickly.
